From one operator to an institution.
How a founder-led community became a multi-expert peer institution, and why the receipts came first.
Origins
SubTo started as one operator's deal desk. Pace Morby was buying houses subject-to and teaching the structure on camera while he used it, and the first people who paid to be in the room wanted the paperwork rather than the pitch.*
Membership was numbered from the beginning, and the numbers are still on the roster: one of the coaches teaching today joined in May 2020 as member thirteen.
The turn
One person can teach. One person cannot underwrite forty markets on a Tuesday morning, and by the time the room was large enough to need that, the founder was the bottleneck rather than the product.*
So the teaching moved. Semesters are run by members who closed the deals they are teaching, coaches are certified out of the membership rather than hired into it, and the voice on the daily calls is member to member. That is the whole repositioning, and it happened because the room outgrew one person, not because it read better.

New Reach runs the operating side: the platform members log into, the support desk, the events calendar, and the compliance work behind every number published on this site. The teaching, the coaching and the standards are SubTo's.*
Today
Fourteen coaches, each with a market and a practice of their own. A live call most weekday mornings. Semesters in co-living, Gator lending and transaction coordination, taught by people who do those things for a living.*
And a verification method we publish and re-audit, instead of a number we ask you to take on faith.
