What counts as a verified deal
A deal is verified when the document that closed it is read against the claim: a settlement statement or closing disclosure for a purchase, an assignment agreement for an assignment, a recorded deed or an executed note for a seller-financed deal. Someone on the SubTo verification team reads it, and the member consents in writing before any of it is published.*
What gets rejected
Three things end a submission. The documents are missing, incomplete, or unreadable. A party to the transaction can't be identified. Or the same deal is submitted twice by two partners on a joint venture, in which case it is counted once or not at all.*
Numbers are re-audited quarterly. Every published figure carries the date of the audit it last cleared, from the first audit onward.*
What the labels mean
These are the labels the rest of the site cites. Each one states what stands behind a figure, and what doesn't.
VERIFIED PER PUBLISHED METHOD
- The figure cleared the method above. Every figure we publish carries this line, and it carries the date of the audit it cleared as soon as there is one to print.
SELF-REPORTED / REVENUE NOT VERIFIED
- A member reported the figure; the revenue has not been through the method above. Figures wearing this label are published in exactly one place: the claimed-vs-verified finding on the Proof Hub.
VERIFICATION IN PROGRESS · SEE HOW WE VERIFY
- A claim exists and its documents are in the method, but nothing has cleared yet. The figure behind it stays off the page until something does.
DEAL ID · MARKET · DEAL TYPE · CLOSE DATE · VERIFYING DOCUMENT
- The record format in the outcomes database. The last field names the class of document the deal was verified against. No record carries a price, a spread or a profit.

- One asterisk means one thing, everywhere on this site: the claim it is attached to has not yet been confirmed by the client. It is not a disclaimer and it is not a hedge. Every asterisked claim is on a list, and the list gets answered.
